What do assessments pay for?

Your community assessment is $310.59 per year
Woodbridge North Homeowner Dues remain on of the lowest in the area. 
All assessments are due February 1st of each year.

Your Homeowner Association is a Non-Profit Corporation.
However, an Association is many time subject to the same expenses as any other business entity.
Here is a brief list of how your annual payment contributes to the community:
  • Grounds keeping maintenance (lawn service) of common area owned by the Association
  • Snow removal - perimeter asphalt walkways 
  • City streets are maintained by the City of Post Falls
  • Electricity for common area lighting, and irrigation timers
  • Irrigation costs to water your community lawn areas
  • Maintenance & repair of common area irrigation
  • Maintenance & repair of common area fencing
  • Maintenance & pruning of the mature common trees
  • Repair & maintenance of the community monuments
  • Repair & maintenance of the HOA owned bridge
  • Property taxes common land
  • Bookkeeping, administrative costs & tax preparation
  • State taxes for Non-Profit Communities
  • Rules enforcement
  • Community Meetings & Venue reservation
  • Liability & Director's Insurance
  • Collection costs of delinquent dues
  • Contributions to the community's savings account for unexpected/capital expenses
  • The city park is maintained by the City of Post Falls and is not the financial responsibility of the HOA.
Homeowner dues are an essential part in maintaining your property value. When assessments are not paid, this creates a decline in services and a financial hardship on the Association's ability to maintain the community assets.
